Steps to Closing

You find the perfect investment property. Put in an offer. Congratulations, it's accepted. Get the contract signed immediately.
Fill out our application form online then print and fax Investors Mortgage your full application, your executed (signed by both parties) contract and your recent credit report (if you have one.) Fax this information along with the title company information form. If you will be using one of our title companies just write YOURS on there, at top and if you have your own fill out all the information remembering that we require use of our own title companies and a $250 closing charge will be added to your closing cost for unapproved title companies. Give us a courtesy call to see if we received it.

We will fax you back a form with a approximate loan amount ( this figure is subject to inspection of the property, purchase price and credit.) You will have to sign this form and fax back to us if this "ballpark" loan amount is ok with you and to go ahead with the inspection of the property and the processing of the loan.
When this form is faxed back and we receive it, we will go ahead with the property inspection and pull your credit. (Unless you submitted a recent credit report already.)
After reviewing your credit and inspection report we will either deny the loan or we will fax you a firm loan commitment form which states the loan amount, the percent, and the points. It will also show any amount of money we are giving for repairs that is being held in escrow.

We need this form signed, dated and faxed back to me accepting this loan commitment before we send any information over to the title company.
