Borrower's Checklist

As a borrower, you will need to obtain certain items before closing!


 
Proof of hazard & wind coverage on the property. Insurance must cover vacant property for longer than 30 days. Our office must receive proof of insurance 48 hours prior to closing. Please review our insurance requirements.
 

 
Proof of payment of the insurance premium. If premium is to be collected at time of closing, the title company must receive instructions from the insurance company along with premium amount.
 

 
Cashiers/bank check for the closing costs due. Personal checks, cash nor money orders will be accepted.
 

 
You will be required to fill out a W-9 statement. You must have your corporate seal and EIN readily available if buying under an entity.
 

 
Drivers license.

 
At time of closing we require an individual to be appointed for service of process. This individual cannot be yourself or anyone that resides with you. Please have the individuals' name and home address available.

Please note:

In the tri-county area we send a representative to all closings. She is on a tight schedule. If you are 20 minutes late, she will leave and take all items in reference to the closing. In order for her to return, it is a $100.00 cash charge. Every person's time is valuable. Please be courteous and be on time. Set the closing for an appropriate time that works best for your busy schedule.
