Terms: Starting at 13% and 3 points ($2,500 minimum charge) the points are paid at the

time of closing. Percentage and points are subject to credit and inspection. Points may vary

according to location.

One Year (12 Mo.) Interest ONLY Balloon

Lenders option to extend for additional 12 months for an additional 3 points at end of first

term or $2000 minimum for any mortgage extensions.

Vacant property insurance will be necessary. NO JUA insurance will be considered unless

property is already a rental. Please see our INSURANCE REQUIREMENTS.

These rates are for single family to four plex units only. Apartment buildings and other

commercial properties may have different terms, conditions, and fees.

Note:     WHEN BUYING BANK REO's the bank will want you to use their title agency or attorney and

pay for your side of the title coverage. If you choose this option to save money, we will have

our attorney review the foreclosure process for a fee to you of $350. This is due to the

number of title issues we have endured due to poor title work from these foreclosure " Warehouse"loans.
